How distance affects the fee
It does, and I would rather say so than pretend otherwise. A property at the far edge of the area costs more to appraise than one twenty minutes away, because the inspection takes most of a day instead of part of one. That is reflected in the quote, and you will see it before you engage me rather than afterward.
A note on property tax appeals
Ad valorem work is confirmed county by county at intake. An appeal is only as good as the local sales data behind it and the local procedure it is filed under, and the counties do not all run their boards the same way. If your county is on this list, ask, and I will tell you straight whether I am the right person for that particular board.
