Submitting the form is not an engagement

Sending the request form is a request for service and not an engagement, and no opinion of value is promised or implied. An engagement exists only when a written agreement has been signed and the fee paid.

No attorney-client relationship, fiduciary relationship, or duty of any kind is created by using this site or by sending the form.

Who may rely on a report

An appraisal is prepared for a named client and for the intended users identified in it. Nobody else is entitled to rely on it. If an additional party needs to be able to rely on a report, that has to be built into the assignment at the start; it cannot be added afterward.

Independence

No assignment is accepted where the fee or the engagement depends on reaching a predetermined value, on a direction of value, or on the outcome of any proceeding.

Scope of practice

Real property only: houses, land, and residential investment property. No business valuation, no personal property. No lender or GSE work is accepted.

Fees and cancellation

Fee, payment, and cancellation terms are governed by the signed agreement for the specific assignment, which controls over anything summarised on this site.
