Appraisals in Marietta and Cobb County

Marietta is the seat of Cobb County and the highest-volume market I serve. It is also the most attorney-dense: the Superior Court sits just off the Square, ringed by family law and probate practices, and most of my Marietta work arrives through one of them. That shapes what these reports have to survive.

Written to be read by the other side

When an assignment comes through counsel, the report will be read by someone whose job is to find its weaknesses. Divorce, estate, and contested matters dominate my Cobb work, and every one of those reports is built on the assumption that opposing counsel, a mediator, or a judge is in the audience. The comparable that was almost comparable, the adjustment with no stated basis, the effective date that drifted: those are the things that get a report dismantled, and they are exactly what I spent most of my career finding in other appraisers' work.

Volume is not the same thing as clarity

Cobb closes more residential sales than any other county I cover, and that abundance is a trap. The county is a patchwork of submarkets that do not trade with each other: prewar houses near the Square, midcentury ranches inside the older ring, the school-driven pricing of east Cobb, and townhome infill filling every gap. With thousands of sales available, it is easy to find six that support almost any number. The discipline is in which six, and a board, a judge, or a reviewing appraiser can tell the difference.

A Cobb County appeal runs through Whitlock Avenue

Cobb mails its annual assessment notices in the spring, from the Board of Tax Assessors at 736 Whitlock Avenue in Marietta, and the 45-day window runs from the mailing date on the notice. Appeals to the Board of Equalization are administered through the Clerk of Superior Court, which is a Cobb particular worth knowing before you file rather than after.

As everywhere in Georgia, the question before the board is what the property was worth on January 1, not what it is worth on hearing day. In a county with this much sales data, a well-supported retrospective appraisal is very hard for a mass model to argue with.

Marietta the city, Cobb the county

The seat stands in for the county on this page because the work does. An engagement that starts with a Marietta attorney routinely concerns a house in Smyrna, Kennesaw, Powder Springs, Austell, or Mableton, and I take all of it. Each of those cities is its own pricing environment: Smyrna's rebuilt-and-infilled streets near the Battery trade nothing like Powder Springs acreage, and Mableton, newly incorporated and enormous, contains several markets by itself.

The point of saying so is the same point the whole page makes. Cobb rewards specificity. The county-level averages that automated tools lean on are blended from submarkets that have little to do with each other, and a defensible report starts by ignoring them.

Logistics from Cartersville

Marietta is a straight run down Interstate 75 from my office, and I am in Cobb County often enough that scheduling an inspection there rarely waits on a special trip. For attorneys with several matters open, inspections can be grouped, which shortens timelines on all of them.

Deadlines drive this county's work more than any other I serve. A mediation date, a discovery cutoff, or a hearing on the calendar is usually the real reason the call comes when it does, so say so up front. A date I know about at engagement is a date I can plan the assignment around; a date I learn about at delivery is a problem nobody can fix.
