Appraisal Services for Private Clients

Every assignment below is private-client work. Somebody who needs a defensible number engages me directly, and the report is written for them and for whoever is going to question it.

Which one do I need?

If none of those describes your situation, call and describe it. Half of what I do does not fit a category neatly, and the intended use is what decides the assignment anyway.

What every assignment includes

  • An inspection I perform myself. Not an assistant, not a trainee.
  • Measurement to ANSI Z765-2021 as part of the appraisal, at no separate charge.
  • A defined intended use and named intended users, settled before I begin.
  • A stated effective date, which on many of these assignments is not today.
  • Analysis from MLS, county and assessor records, GIS, and paired market data.
  • Reasoning shown on the page, so the conclusion can be followed by whoever reads it next.

I do not take those. Removing private mortgage insurance requires an appraisal ordered by your loan servicer through its own process, and an appraisal you order independently generally will not be accepted. Contact your servicer and ask what they require, so you do not pay for a report nobody will look at.
