The size of a home, the Gross Living Area (GLA), is typically the most important part of residential property.  The gross living area of residential property is the most heavily relied upon portion of the property when considering value.  This is also the most easily and most commonly misresprented portion of the property.  The square footage of a property is the leading reason for disputes residential real estate appraisals as well as law suits.  Unfortunately it is common for Realtors to rely upon tax data for the square footage which varies wildly from one jurisdiction from another.  This is an extremely poor source for determining a home’s actual size.  

We work together with all parties involved with all transactions to help everyone understand what goes in to determining the actual Gross Living Area, Total Building Area and the area of the additional structures that may be on the property.  There are many rules and restrictions which go into determining what qualifies as “living space” and “non-livable space”.  Given all of these rules and any changes which may have been made to your home, the gross living area may be much different than what you would think.
